Elevators are finding their way in most residences. As per the Australian Elevator Association (AEA) a lift / elevator maintenance program should be undertaken in accordance with the standard EN13015 – Maintenance for lifts and escalators. The EN13015, a European standard, specifies the elements necessary for maintenance operations for all types of lifts. After installing an elevator , a maintenance routine includes activities a set of activities to be undertaken at the following places – inside and outside the car, in the machine room, on top of the car and in the pit.
Inside the car: The maintenance team needs to check the interior of the elevator to check for damage to walls, ceilings and handrails. The team must also examine the position indicator lights and replace any non-functional ones. The maintenance team needs to operate the elevator and check the accuracy of levelling, acceleration and deceleration and make necessary adjustments. Doors and door restrictors should also be checked to ensure they are operating smoothly and undertake necessary repairs.
Outside the car: The maintenance team must check the hall stations and lights and replace any non-functional ones. All door panels and clearances must be checked.
Machine room: The maintenance team must make sure that the area is kept clean and no material unrelated to the elevator is stored here. All components in the machine room must be checked for any leaks, vibrations, damages, etc. All installed electrical components must be checked for failure or overheating. The oil and lubrication levels of all components must be checked.
Top of the car: The maintenance team must check that the stop switch and inspection station are functioning properly. Any debris found in this area must be removed. All visible components (rollers, guide rails and levelling devices), travelling cables, door operators must be checked for wear and tear and worn out parts replaced.
Pit: The maintenance team must make sure that the stop switch, lights and GFI outlet are functioning properly. The pit must be cleaned and the team must look for signs of any leaks. Further, the maintenance team must inspect the spring buffers, visible components (rollers, guide rails, safeties and switches), travel cable and check for any damage. The team must also make sure that the sump pump is clean and functioning properly.
The maintenance team must fill out a log book making note of all its observations and repairs undertaken.
